sale prices and identify competition . The subject property is
situated approximately 20 miles from the Bath, Corning, Elmira,
and Ithaca. It is located in the State of New York, County of
Schuyler, Town of Dix, and the Village of Watkins Glenn.

Watkins Glen Market & Feasibility Study (PDF)
This Housing Market Report (HMR) was
commissioned by Community Members of
Newfane, NY to review and evaluate market
conditions for a proposed senior project.  In this
study, market demand was estimated within a
defined market area. The project site is .5 miles
East from route 78, 8 miles North of the City of
Lockport and 23 miles Northeast of Niagara Fall,
NY. Overall, this study found this market to be stable
with minor population shifts.

were commissioned by Tanglewood Manor to (i)
Review market conditions, (ii) Develop a site plan
and (iii) prepare a feasibility analysis.  The project
resulted in the development of an Adult Day Care
project is located in the City Jamestown in
Chautauqua County and 50 miles south from
Buffalo, NY. The owner already operates an 80 unit
ALF and 50 Unit Dementia Center.
Urban Village Development ,

The Redevelopment of he Downtown Motor lodge by Flower City
Management has begun. The company commissioned a
complete Market and Economic Study to evaluate the needs for
housing and retail. The study revealed the type of housing
products needed. The economic strengths and weakness in the
neighborhood were explored for potential niche opportunities.
The property is the north anchor of the Southwedge
neighborhood. It was key for this property to be part of their
Urban Village.
